FOUR important skills needed as a successful real estate investor:

 Creating “your” farm area: What area has what “you” want as an
investor. Know your farm and “own” it. What type of properties?
Single family, duplex, four plex or multi-unit?

 Comps and repairs. This “IS” where you evaluate the property
and the costs of repairs. Is it a flip or a rental? They are a different
scope of work.

 Contacting sellers. This is where the deal is “CREATED”.
Targeted Phone, email, and letters. Did I mention the “phone”.
This is Peters favorite tool and his most important one.

 What to say to sellers. No, it’s NOT, do you want to sell your
fugly house. It is creating a rapport with the seller.
