Richard Kelly is a NorCal REIA favorite. He’s a savvy investor and a proud capitalist, who’s grown his real estate business starting with no money of his own wholesaling single family homes in the Bay Area. His focus is now on apartment buildings and mobile home parks, all within driving distance of his home.

His mantra is to do real estate right: keep it simple and profitable. Richard will teach why he believes multi-family investing is superior to houses, how to analyze a multi-family investment, what to look for in a multi-unit, and how to super charge your returns.

Richard’s been a full-time real estate investor for the past 12 years. Before switching into investment, Mr. Kelly worked was a journalist in Australia and Canada. He has a BA in Economics an MBA in Finance, and he’s crazy about hockey.

        Howard has been heard on live television around the world.

 

Howard Blum is an influential lecturer regarded for his abilities in analyzing complex economic issues and distilling them into plain English.  An award winning and sought after speaker, Howard is routinely asked to present at colleges, universities and business groups around Northern California.  His opinions and interest rate forecasting have been heard on live television around the world.

 

Howard’s receives many of our “Bird Letters” for his properties, including his Sacramento investments. I know because I get the calls from him. Then Howard ask me…” What are they thinking when they puke this stuff out “? “                     Am I really going to have a positive response and call them?

First hand, Howard will share what motivates sellers to contact us and how we can communicate what service/ solutions we provide to sellers.

Howard will cover:

Gary Link has 37 years as an eviction attorney and has worked in processing over 43,000 evictions.

Yes, that’s correct over 43,000 evictions.

As real estate investors it’s our goal to rent properties to qualified tenants that share a responsibility to take care of our properties and routinely pay on time.

One of the simplest things a landlord can do to is to foster a positive relationship with our tenants and make an honest effort to communicate with them.  At some point however, some additional course of action may be needed.

Most landlords give little thought as to how they communicate with their tenants. Considering that nearly 35 percent of Americans currently reside in approximately 40 million rental units throughout the country, it’s surprising that few landlords really understand how to communicate effectively with their tenants.  Almost every one of these landlord-tenant relationships last a minimum of one year and some last many years, even decades.

 

At this meeting we will cover:

  • Preparing your property for occupancy like you were to live there. Why this is so important.
  • Picking the right tenant for you and your property. Doing it right and keeping it LEGAL.
  • Building a RELATIONSHIP with our tenant.
